V malé šumavské osadě Šimanov prodáváme přímo jako majitelé soubor navazujících pozemků o celkové výměře 15 955 m². Přibližně 2 676 m² je dle platného ÚP určeno pro bydlení.
Pozemek jsme kdysi kupovali pro sebe a jeho velikost nebyla náhodná. Nechtěli jsme pouze parcelu pro dům, ale dostatek vlastního prostoru kolem něj, který vytvoří soukromí i do budoucna.
Terén je velmi členitý. Spodní část leží v údolí Šimanovského potoka, odtud pozemek přechází do prudší, místy skalnaté stráně a horní části s výhledem. Z jedné strany tvoří přirozenou bariéru výrazná mez, další odstup vytvářejí vlastní navazující pozemky, zeleň a les.
Právě v tom vidíme jednu z největších hodnot celku: budoucí majitel není se svým soukromím odkázán pouze na dnešní podobu okolí. Velkou část prostoru, zeleně a odstupu kolem svého domu bude vlastnit sám.
K místu vede asfaltová slepá cesta, která zde končí a pokračuje už jen k několika okolním domům. Není zde tedy běžná průjezdní doprava.
Pozemkem protéká Šimanovský potok. V roce 2019 jsme zde nechali vybudovat vlastní vrtanou studnu hlubokou 42 m a k dispozici je také nový elektrický přípojný pilíř.

Studie není podmínkou výstavby – je jednou z možností, jak s místem pracovat. Po prověření konkrétního záměru může být pozemek zajímavý také pro menší retreat či citlivě pojatý přírodně orientovaný ubytovací koncept.
Šimanov leží mezi Sušicí a Kašperskými Horami, v krajině luk a lesů.
Dům jsme zde plánovali pro sebe jako únik z každodenního života. Místo s vodou, lesem, výhledem a dostatkem prostoru kolem sebe. Říkáme mu Šumavský retreat.

In the small Šumava settlement of Šimanov, we offer for sale an exceptional set of contiguous plots with a total area of 15,955 m².
This is not a typical building plot among other houses. It is nearly 1.6 hectares of private space where the built environment merges with meadows, trees, forest, and water.
Approximately 2,676 m² of the land is designated for residential purposes according to the current zoning plan. Detailed possibilities for construction and regulations are available in the documentation, which we will gladly provide to serious buyers.
The plot is traversed by the Šimanovský stream.

We purchased the plot for ourselves – as an escape from everyday life.
We wanted to create a house in the midst of nature, with a stream, water, forest, and plenty of space around us. A place where one can arrive, slow down, and find peace.
That is precisely why we commissioned an architectural study specifically for this location and its landscape.
We call it the Šumava retreat.
In the end, our plans changed and we will not be building the house. Therefore, we would like to pass on the property to someone who sees similar potential in it.
