At the sales object we are dealing with a historic residential and commercial building ensemble on Sophienstraße in the heart of Berlin-Mitte. The rental building facing the street is dated in Berlin’s monument database to the year 1882 and is part of the listed building ensemble “Spandauer Vorstadt.”
The current owner, the non-profit youth association CVJM-Ostwerk e.V., has used the location as a club house since 1894 and acquired the property in 1897.
On the approximately 926 m² plot there are the front building with side wing, a first transverse building as well as a second transverse building, completed in 1997. The latter was approved as a residential home for young people and has since been used as a youth education and accommodation facility. The calculated above-ground residential, commercial, and other area amounts in total to approximately 1,793 m². In addition, the ensemble is largely basemented.
The street-facing historic building is part of the Gründerzeit block-edge development and, with its historic facade design, shapes the streetscape of Sophienstraße. The building stock combines historical substance with an exceptionally diverse usage structure.
The front building comprises six apartments, the first upper floor which is currently used as the club’s office, as well as a gastronomy unit on the ground floor. In the side wing there are group, seminar, guest, and storage spaces.
The first transverse building features four apartments as well as additional seminar and accommodation areas. In the fully developed top floor there are five multi-bed rooms with a common area and two floor bathrooms; this space is currently used as residential accommodation.

The historic original building largely features solid exterior walls, wooden beam ceilings, historic staircases, and various types of flooring. In the area currently used as the club’s office, some original stucco elements on the ceilings are still preserved. The equipment of the apartments, office, seminar, and accommodation rooms varies depending on the building part and the degree of modernization.
The guesthouse completed in 1997 features, among other things:
• Twelve double rooms with associated sanitary facilities,
• Three common rooms,
• A dining hall,
• A fully equipped large kitchen with cooling and ancillary rooms,
• An office,
• A passenger elevator as well as
• Storage, technical, and ancillary spaces.
Additional guest, group, and seminar rooms are located in the side wing and in the first transverse building. The available seminar and communal spaces enable a variety of group, educational, and event formats.
The ensemble is largely basemented. Among the existing spaces are, inter alia, vaulted cellars, storage, archive, technical, and tenant basements. The basement areas have so far only been roughly measured and not fully documented.
The building stock is currently heated by a central gas-powered heating system. Due to its age, the heating system is in need of complete renewal. In addition, there is significant need for renovation and modernization in other areas. This particularly affects the roof and façade, some windows, electrical wiring and pipelines, staircases as well as the guest and communal areas. In the basement and in some other areas there are moisture and water damage issues.
The existing furniture and operational equipment are not automatically part of the sale. A complete or partial sale, in particular of the guest room furniture, kitchen, restaurant, seminar, and office equipment, can be individually agreed upon in the further process.
The sale is made commission-free directly by the owner. The association will completely vacate the location as part of its organizational realignment. The time of handover will be individually agreed upon in the purchase contract.
At the time of handover, the areas previously used by the association—including seminar, group, and guest spaces, the complete guesthouse as well as the gastronomy unit and one apartment of approximately 24 m²—will be available free. The cellar rooms will be handed over cleared, with the exception of the tenant cellars. For further apartments, there are contractual or organizational possibilities for later vacation. Details will be explained to interested parties based on the rental and usage relationships. A complete absence of tenants is not guaranteed.
The current annual net cold rent income from eight apartments and the gastronomy unit amounts to €61,697.88. The extensive owner-occupied spaces have so far not generated any ground rent. A target net rent is not specified, as the future revenues depend on the usage concept, the scope of investments, and the public-law permissibility.
The non-profit guesthouse operation achieved revenues in the past of up to approximately €450,000 per year. These are historic operating revenues, not rent or lease income. There is no commitment or forecast regarding future operations.
