On the upper floor of our well-maintained commercial property in 73092 Heiningen, five lockable office units ranging from 16.0 to 42.3 m² are available. The offices can be rented individually, as a contiguous team solution, or as the entire office space. Each office features its own mailbox.

The office space is located in the Heiningen industrial area (73092), in the Göppingen district. The building is in close proximity to the B10, which provides quick and direct access towards Göppingen and Stuttgart. The A8 motorway (Stuttgart–Munich) is also quickly accessible. Heiningen is situated centrally between Göppingen and Geislingen an der Steige and is therefore easily reachable for employees and customers from throughout the region.

Directly in front of the entrance to the office space, there is a welcoming waiting area for visitors and customers. For communal use, a fully equipped kitchen and two separate restroom facilities are available. Individual renovation or modernization requests, such as for flooring or wall design, can be coordinated; personal design of the rooms is also possible.

All prices are quoted as net cold rent plus 19% VAT.

The monthly net cold rent includes use of the communal areas – the corridor, customer waiting area, kitchen as well as the ladies’ and gentlemen’s toilets – (of course, including the related ancillary costs such as electricity, heating, water and sewage, as well as waste disposal).

The usage-dependent ancillary costs for the individual offices (electricity & heating) will be fairly and transparently agreed upon together at the time of lease signing.

If desired, a shared internet connection can be established for the 5 individual offices and a cleaning service can be arranged for the cleaning of the communal areas. Everything is subject to agreement.

Office 2 – 23.8 m²: €315 / month

Office 3 – 42.3 m²: €510 / month (with permanently installed air conditioning)

Office 4 – 29.6 m²: €375 / month

Office 5 – 21.4 m²: €285 / month

If the entire office space of approximately 178 m² is rented, the net cold rent amounts to €1,500 per month plus ancillary costs as agreed.
