The office premises are located on the third floor of a five-story, U-shaped building complex that was officially put into operation in 2011. The front section of the building is used for the hotel operation of the Lindner Hotels Frankfurt Sportpark. The rear section is called the Walter-Kolb-Haus and offers office space on four floors as well as a physiotherapy facility on the ground floor. The building is owned by the German Gymnastics Federation e.V. (DTB).

Starting in December 2026, the office space on the third floor, with a total area of approximately 1,159 m², will be available for rent. The space can be leased in its entirety or partially. For partial leasing, the total area can be divided into three sections, each with its own access.

Section 1 covers approximately 605 m² (net rental area 545 m²) and includes 14 offices for 37 workstations. Within this section there is an open kitchen with a lounge area, a small tea kitchen, and an IT room. Optionally, one of the larger offices can be used as a meeting room.

Section 2 spans approximately 244 m² (net rental area 220 m²) and consists of 5 offices for 12 workstations, a meeting room (40 m² in size), and an IT room.

Section 3 comprises approximately 303 m² (net rental area 273 m²) and contains 9 offices for 18 workstations, a tea kitchen, and an IT room.

Directly adjacent to Frankfurt’s Stadtwald and in the immediate vicinity of Deutsche Bank Park is the hotel and administrative building of the German Gymnastics Federation. The Otto-Fleck-Schneise is an established center for organized sports and is home to over 20 sports and professional sports associations. In the surrounding area are the German Olympic Sports Confederation, the Hessian State Sports Association, Eintracht Frankfurt’s ProfiCamp, and other sports associations that are located in the House of Sports, at the State Sports Association, in the Walter-Kolb-Haus, and in the Sports Quarter within the Stadtwald.

The S-Bahn station Frankfurt Stadion is accessible on foot in about ten minutes. By car, access is via the A3 highway at the Frankfurt-Süd exit. The distance to Frankfurt Airport is approximately 6.6 kilometers.

Parking is available at the German Gymnastics Federation’s parking garage. Car parking spaces can be rented on a monthly basis.

The Lindner Hotel Frankfurt Sportpark features 111 guest rooms for overnight stays, four conference rooms for up to 160 people, three boardrooms for up to 10 people, and a restaurant with 144 seats.

Additional dining options are offered at the sports restaurant of the LSBH and in the in-house catering of the DOSB.

The office spaces are equipped with carpet flooring and will be handed over in a renovated condition. Each of the three tea kitchens is fitted with a kitchenette. The rooms are climate-controlled via heating/cooling panels, and external blinds are provided for sun protection. The IT rooms are equipped with indoor air-conditioning units. There are three passenger elevators available for the rental area. The building’s technical systems are maintained by the hotel’s technical staff.
