The house is located in a quiet area in Maissau in the Weinviertel and offers a variety of uses on a plot of approximately 1483 m². The house was built between the late 1950s and the early 1960s and has remained in the family ever since. In 2017, I took it over, converting my grandfather’s former medical practice into a secondary apartment. For several years, we used the main apartment as our primary residence and, most recently, as a weekend house.
With a living area of around 219 m², a separate secondary apartment, several outbuildings, and a spacious garden, the property is suitable for families as well as for multi-generational living/residence + office or a combination of living and renting—as is currently the case.

According to the BEV cadastre service, the plot size is 1483 m² and is zoned for construction, meaning that further building with its own driveway at the rear would also be possible.

• Wood pellet heating (built in 2008, Windhager Bio-Win)
• Hot water produced via a heat pump (Ochsner, built in 2008, with a 300-liter tank)
• Pellet storage for approximately 7–8 tons of pellets (sufficient for one season)
• The ceiling of the top floor is insulated
• Exterior walls constructed in 25 cm brick masonry
• Original wooden windows with double glazing
• The living room and hallway feature simple glazing
• The swimming pool is watertight and the recirculation pump is operational

The stated room sizes were verified by me using laser measurement. The areas determined largely correspond with the original architect’s plans; minor discrepancies are due to different measurement methods. In the secondary apartment, the passage to the main apartment was bricked off; a bathroom now occupies that space.

Secondary Apartment and Tenancy
The secondary apartment has been rented to a pensioner since 2018.
Since this is a single-family house, the rental agreement does not fall under the full scope of tenancy law. Therefore, ending the tenancy could be done on short notice (with a one-month notice period). Out of fairness to the current tenant, however, we would offer at least a two-month period for moving out and handover of the keys if the rental agreement is not taken over.
Operating Costs
The total annual operating and energy costs, including household insurance, currently amount to about 7,000 to 8,000 euros.
Approximately 80% of the operating costs are covered by the income from the secondary apartment.
Maissau is located in the Weinviertel in the Hollabrunn district and offers good infrastructure with a local convenience store in close proximity, a kindergarten, an elementary school, and excellent local wine taverns. Vienna is accessible via the B4 in about 45 minutes and by train in under an hour.
