Description of the Entire Property

In the center of Buchenberg-Wirlings, on a plot of approximately 2,445 m², three multi-family houses with a total of 28 apartments ranging from 40 m² to 115 m², a large, enclosed underground garage with 35 parking spaces, as well as a commercial unit, were constructed. In the outside area there are an additional 14 parking spaces.

The residential complex was built to KfW 40 standards. The planning of the buildings was aimed at obtaining the “Quality Seal Sustainable Building” (QNG) upon completion of the construction work. This seal stands for sustainable planning, construction, and operation of a property. As of today (07.07.2025), this quality seal allows the buyers of these apartments to take advantage of low‐interest loans via KfW Bank.

The ground-floor apartments all have at least one terrace as well as a garden share with special usage rights. The apartments on the upper floors all have at least one balcony.

All apartments in the attic are maisonettes, with both floors connected by an internal spiral staircase.

All apartments feature large, mostly floor-to-ceiling windows, which allow plenty of natural light into the living areas and create a pleasant living atmosphere.

All three multi-family houses as well as the commercial unit—except for the underground garage—were built using hybrid construction. This means that the ceilings, the staircase, the staircase walls, the elevator shaft, the walls separating the apartments, and the columns between the floors are made of concrete. The exterior walls are constructed with a wooden framework, and the partition walls inside the apartments are lightweight partitions.

Wirlings is a small part of the market municipality of Buchenberg. It is located in the midst of nature, offering high recreational value, yet it is in close proximity to the main town of Buchenberg and the Allgäu metropolis of Kempten.

In the vicinity there are extensive hiking trails, cross-country skiing tracks, the Adelegg with an elevation of up to 1,129 m and a fantastic panoramic view, the Kreuzthal with its many charming small villages and the quaint glassmaking village of Schmidsfelden, as well as several small bathing lakes.

Another advantage of Wirlings is the excellent transport connection. Nearby are the B19 in the direction of Sonthofen and Oberstdorf, the B12 toward Isny, Wangen, and Lake Constance, as well as the A7 motorway.
