Welcome to your new house in Niesgrau!

Located in the heart of the small village of Niesgrau, this house (built in 1892) offers plenty of space. An old dairy was transformed with many creative ideas into a wonderful modern residential property without losing the charm of the original building. We have continuously renovated this house over the past 30 years, although not all of our ideas have yet been completed.

The house is divided into two residential units. In the two-story section, there is a very spacious unit of approximately 263 m². On the ground floor you will find hallways, an office, a shower toilet, a sauna room, a storage room, and a generous living/dining area with a kitchen. The highlight is undoubtedly the 33 m² heated conservatory facing west, which is the centerpiece of family life all year round. Additionally, there are two covered terraces – a small one facing south and a large one facing southwest.

On the upper level, there are four large bedrooms, a dressing room, a bathroom with both a shower and a bathtub, and the laundry room. In addition, the conservatory is accessible from above, providing a balcony on the west side.

The single-story section contains an in-law apartment featuring a living room, two bedrooms, a kitchen with a small storage room, a dining area, and a shower bathroom. The overall size is approximately 75 m².

On the single-story section, there is a photovoltaic system (5.22 kWp from 2004) with a storage system (7 kW from 2024). The house is heated by a hybrid system that includes an air source heat pump (built in 2024) and an oil heating system (burner from 2015, tanks from 2024).

With little effort, the two-story section can be divided into two residential units. Thus, by renting out a total of three residential units, one can achieve a good return on investment or enable partial commercial use.

Niesgrau is a small community near Gelting Bay, which opens directly into the open Baltic Sea. The nearest beach is 2.5 km away. In the surroundings of Niesgrau there are many opportunities for long walks and cycling tours. In the village, there is a butcher and a beverage market. Supermarkets, doctors, pharmacies, kindergartens, schools, and everything you need for daily life can be found in Steinbergkirche, Gelting, and Sterup – each about 5-7 km away. It is 30 km to Flensburg and 19 km to Kappeln.

We have loved living in this house for the past 30 years. Now it is simply too large for us. It has been continuously renovated and updated in many respects, though a few things are still not perfect.
