House for sale • 3600 m² without real estate, Mecklenburg-Vorpommern
Below is the English translation of the text marked with the XML tag:
'SCHLOSS ZETTEMIN' –
A unique manor house in a semi-circular design
Ideal location between Müritz, Malchiner See & Kummerower See (Mecklenburg lake district) as well as near Mecklenburg Switzerland (hill range), approximately a 60‑minute drive to the Baltic Sea coast!
THREE options for acquisition, financing / rent-to-own, or operation/use of network resources are available – see the hints further down in the text!
TOTAL PRICE: €795,000 /
even PARTIAL usage (each one of the two side wings or the main house = €219,000 / €249,000 / €319,000, respectively) is possible!
Large central building (manor house / corps de logis) with two lateral, quarter‐circle shaped wings containing 10 and 11 residential units respectively.
The left side wing was raised around 1920 or provided with a gable roof, while the right wing remains in its original style with a mansard roof,
each with 2 full floors plus considerable potential for further development in the two attic areas (e.g. for vacation apartments, guest rooms, or upper-floor loft-style apartments)!
In the main house are 14 lounges of various sizes and positions (with views of the park or facing the circular forecourt – the inner courtyard of the former estate, “Place of Peace” …)
Adjacent is the historic Lenné park with mature trees; the park area is currently being re-planned and provided with a new, baroque axis of sight –
a garden estate situated laterally towards the field edge with cottages completes the ensemble. Both plots together offer approximately 1.5 hectares of additional usable area…
This interesting and unique property not only offers a particularly central yet quiet location but also, with regard to “acquisition, usability AND possible project integration” (participation in the network project “Sieben Eichen”), exhibits several distinctive features.
Extensive additional usage ideas, conversion plans, and design possibilities can be found in our separate brochure!
The manor house is ONE of over 100 historic properties in our program!

EQUIPMENT / MEDIA / USABILITY:
Details in brief:
– The property is AVAILABLE FOR PURCHASE & USE IMMEDIATELY
– The building & land are sold free of encumbrances as entered in the land register
– The property and plots have all the usual utilities for supply and disposal. The three segments of the house are connected—depending on current usage—to the public water and electricity supply, SAT‑TV, and public waste disposal.
– Wastewater is disposed of (regionally typical) through a “septic tank,” which, however, can be replaced on an existing plot exclave (near the gardens) by a plant with a reed bed
– WLAN or fiber-optic network connection: after the Waren/Malchin route was connected to a fiber-optic network in 2022, the municipality of Z. has been connected since 2023 to a comprehensive, gigabit‑capable infrastructure. The creation of an additional in‑house WLAN network is possible…

────────────────────────────
EQUIPMENT / MEDIA / USABILITY (continued):
– A complete record of all rooms in the main house and side wings (apartments, lounges, offices, etc.) is available in the form of 13 large-format floor plans as well as facade views and section drawings
– A digitized (3‑D) version of the blueprints is also available and is included in the planning work for approximately €25,000 within the purchase price
– A comprehensive house insurance policy has been taken out
– The building has been vacated since the end of last year (i.e. without tenant occupancy). The rooms still used by the project 7‑E (1 M.A. apartment, 1 guest room, 2 offices, 1 kitchen, 1 bathroom, plus 3 lounges used as a library, assembly & multi‑purpose rooms) were cleared out due to a relocation to a newly acquired, larger project center near Peene, so that work on one’s own plans (renovation, conversion & redesign of the house) can begin promptly!
The property is ideal by its size, location, and spatial layout for uses such as a spa hotel/castle hotel, seminar and event center, offices, gastronomy, tourism combined with private residence, as well as supplements such as assisted living and/or guest rooms (vacation apartments/by application), professional practices, wellness areas, etc.
Even just from the sale of the 18–21 residential units in the two side wings along with the 2–4 luxury lofts in the attic of the main house (489 m² over 2 floors), there is—under the current building conditions—a refinancing potential of approximately €1.5 million!
This does not yet account for profits from the sale of finished/ready-to-move-in apartments or ongoing rental and lease income from the use of all 14 rooms and lounges in the main house (e.g. offices, event spaces, café/bistro on the ground and upper floors).
As already mentioned, there are “contractual commitments” as well as requirements and various types of co‑usage from the parties involved in the project “7‑E”…

HISTORY & BUILDING DETAILS / PREPARATORY WORK:
Zettemin is a municipality in the county of “Mecklenburgische Seenplatte” in Mecklenburg‑Vorpommern. It is located away from the main routes yet centrally situated between the Müritz, the Malchiner See, and the Kummerower See, and has approximately 200 inhabitants.
The village of Z. (Cethemyn) lies about 10 km south of the spa town Stavenhagen and was first documented in 1261. With the later establishment of a manor, it developed into a manor village.
The village’s appearance is dominated by the manor house Zettemin (also referred to in literature as “Schloss Z.” or “der Rundbau”), which was built in 1750 as a symmetrically arranged complex in the style of late Baroque with a seven‑axis central building (corps de logis) built in brick, to which on either side a two‑story, quarter‑circular wing is attached.
The main building is designed as a three‑ (or four‑) story structure with a projecting central risalit and a high hipped roof (with a 9.5‑meter high mansard) and is protected as a historical monument.
– Preliminary discussions with the responsible authority have already taken place…
NOTE:
Due to space limitations, the continuation of the “HISTORY” is available in our separately obtainable brochure!
Subsequently, the ensemble was transferred to the local municipality. At that time, apartments were created in the two side wings, and the main house was used for a nursery, schoolrooms, and various public facilities such as a bank branch, hairdresser, village store (“Konsum”), a shooting club, and a village exhibition.
In 2004, the municipality sold the manor house for the purpose of establishing assisted living, before the new owner acquired it for the “7‑E” project.
Since then, extensive preparatory work (dismantling of ancillary buildings, various clearances, removal of defective furnishings, maintenance of green areas, planning, etc.) has been carried out.

INFRASTRUCTURE / TRANSPORT CONNECTIONS / RETAIL OPTIONS / DOCTORS / SCHOOLS, etc.:
The property is ideally located in the “triangle” between the Müritz, the Malchiner See, and the Kummerower See (Mecklenburg lake district).
A main ridge and a prominent outcrop of the hill range “Mecklenburg Switzerland” (a recreational area, wooded, near lakes, with cycling, equestrian, and hiking trails) are in view.
Rail connections are provided by the “Nordostbahn,” operating 7 days a week on an hourly basis with regional express services. This connection is available with “MeckPomm” or BB‑ticket toward the Hanseatic cities/coast, Berlin/Brandenburg, Stettin, the islands of Rügen & Usedom as well as Hamburg & Lübeck.
The nearest railway stations are in Malchin and Stavenhagen or (with ICE connection: Waren/Müritz = approximately 1¼ hours to Berlin)!
In just three of the mentioned locations, you will also find the nearest shopping facilities: 14 supermarkets (Edeka, Rewe, Famila, Aldi, Lidl, Netto, Penny), 3 shopping centers with pharmacies, 7 DIY stores, fashion outlets, doctors, physiotherapists, several gas stations, approximately 15 automotive workshops, 18 schools, various kindergartens, bank branches, specialty stores, and other typical infrastructure elements characterize these regional centers.
A larger, renowned district hospital, complemented by three “doctors’ houses,” is located in the Hanseatic town of Demmin,
with additional (partly private) specialist clinics in nearby Waren/Müritz or Teterow.
The next adjacent medium-sized center (with an impressive old town, cultural program, medieval city wall, large shopping center, 4 DIY stores, 4 furniture stores, gastronomy/tourism, the very attractive, nature‑oriented Tollense Lake, and a conveniently located transport hub—a railway junction between Berlin, the Baltic Sea coast, and Stettin) is approximately 40 km away in Neubrandenburg.

ACQUISITION / USAGE IN THE NETWORK / PARTICIPATION AS A COOPERATION PARTNER:
The manor house “Schloss Z.” is available for acquisition, (project) financing, and use in THREE variants:
Variant A:
Acquisition for one’s own purposes (i.e. for exclusive use by the new owner).
Variant B:
Acquisition for owner‑occupation (e.g. hotel/guesthouse, cultural/events, offices, commercial/freelance activities, assisted living, private residence, etc.),
by arrangement – seasonally, temporarily and/or as needed – possibly supplemented with project uses such as cultural programs, self‑organized “7‑E” events, provision of car‑sharing vehicles, mediation of co‑residents
(tenants/lessees, condominium owners, co‑investors, service providers, event organizers, etc.).
Variant C:
Acquisition in the above‑mentioned form plus participation in the project network as a cooperation partner with full use of the entire range of services of the “7‑E” project (architectural and design consulting, construction and other services, supply and disposal by regional partners, mediation of guests and participants of every kind, integration into cultural programs and project structures, exchange and mutual assistance).
In certain cases, the ensemble can also be acquired by network participants/co‑operation partners via rent‑to‑own, upon arrangement…
Detailed information regarding the above points (site plans, floor plans, etc.) is available on request!
In Z., between 2025 and 2027, extensive energy‑efficient renovations and project‑supportive modernizations will be carried out by the initiator (or a new owner).
────────────────────────────
ACQUISITION / USAGE IN THE NETWORK / PARTICIPATION AS A COOPERATION PARTNER (continued):
IMPORTANT: Due to a number of inquiries already received, an attractive and cost‑effective variant exists for “Schloss Z.” whereby only individual parts of the property (for example, just the main house or one of the two side wings, with areas from 800, 1,000, or 1,200 m²) are used –
purchase prices in this case are €219,000 / €249,000 or €319,000!
It is noteworthy that the manor house Z. offers the special chance to secure outstanding historical building fabric of feudal origin within a social housing project, and with the means and goals of “Sieben Eichen” simultaneously restore a “public function” while collaboratively shaping one of the country’s leading project houses.
Note: The entry regarding a partial ownership by the municipality of Z. found on some portals dealing with the history of manor houses is incorrect or outdated. Only the “head part” of the right side wing (house no. 60 – recognizable by the newer wooden/muntin windows) is privately owned as a holiday apartment (used approximately 1–2 weeks per year; potential acquisition with the current owners has already been discussed)!
In conclusion:
From the above extensive explanation, you can see that this is a LARGE house within a LARGER network (with an accordingly wide variety of possibilities)…
Further ideas, floor plans, and design variants can be found in our separately available EXPOSÉ!
