The former rectory is a listed half-timbered building (“ensemble protection”) dating from 1816, with a crooked gable roof covered with slates in its original finish. On the ground floor (GF) there is, alongside the residential/office area of approximately 210 m² (living area as defined by the Living Area Regulation), of which about 90 m² were formerly used for residential purposes, an ancillary area with a gross floor area of approximately 90 m² (including a garage of about 25 m²). The attic also includes an ancillary area of about 105 m². The attic, with a gross floor area of approximately 350 m², is undeveloped and offers many possibilities for design. The building stands on a park-like plot with a number of mature, native trees. The entire property covers 6,624 m², of which roughly 5,000 m² are classified as garden/green space.
The old rectory is located in the northern part of the town of Bleckede in the Radegast district at the picturesque Kirchplatz. Good shopping opportunities and community facilities such as daycare centers, an elementary school, general and further educational institutions, doctors, banks, and more can be found in the Elbe town of Bleckede, which is reachable within about 10 minutes by car. In the neighboring Brackede district there is a kindergarten. There is overarching transportation connectivity through state roads L 221 and L 222 and public local transport, and the Hanseatic city of Lüneburg is about a 30-minute drive away. The exterior walls of the building are composed of half-timbering and brick masonry, while the interior walls are half-timbered. The ceilings are made of wooden beams. In the living area on the GF, the floors are wooden with PVC covering, partly equipped with terrazzo; in the attic there is wooden boarding. In the ancillary areas, the flooring consists of brick or cement. The original interior doors are made of wood with panels and old fittings.
Service and maintenance easement for surface drainage:
A pipe runs along the eastern boundary. A three-meter setback zone is provided around the pipes, within which bushes and trees may not be planted.
Defects:
The house shows contamination in the attic with pentachlorophenol (PCP) and lindane (HCH) as a result of an open treatment against a powderpost beetle infestation carried out in the 1970s. Two timber technical inspection reports from August 2020 and February 2021 are available and can be provided if needed.
There are damages in places to the threshold beams of the timber framing. In addition, cracks are present in the floors and walls, and there is significant moisture damage, particularly noticeable moisture at the chimney. There is a considerable overall backlog of repairs, renovations, and maintenance throughout the building.
Energy Performance:
The energy performance is rated below average due to the period-typical insulation and the existing outdated oil heating system.
Furnishings:
The building features an outdated, basic equipment comparable to a standard from between the 1950s and 1970s.
