Konventstraße 9 Altötting Altötting Bayern 84503Public transport 5 minutes of walking • Parking • GarageIn a prime, central location in Altötting, less than one hour from Munich, a unique property with special charm is taking shape. It combines the advantages of country living with an urban, future-oriented residential and working lifestyle.
Carefully selected materials, an extensive energy renovation, and state-of-the-art building technology make this project a valuable investment for the highest quality of living.
The interior design features an open living-dining area and maximum flexibility in the floor plan with 5 rooms – 3 of which can optionally serve as a study, guest room, children’s room, fitness room, or dressing room. For the private outdoor space, a small, charming courtyard garden with a southeast orientation is planned.
The “Haus an der Basilika” is located in the heart of the “Altstadt Altötting” redevelopment area and is subsidized as a historically valuable property. This means that both investors and owner-occupiers can deduct a large portion of the renovation costs from their taxes through the Historic Property Depreciation (Denkmalschutz-AfA), which can significantly reduce the purchase price. In addition, the KfW supports the purchase of the property with low-interest loans and attractive repayment grants.

HISTORIC PROPERTY DEPRECIATION
The preservation and protection of historically significant building fabric is actively supported by tax incentives provided by law. The German Income Tax Act offers buyers of listed historic buildings the opportunity to claim expenses for construction and planning services for renovation measures that serve to preserve or maintain the building. This can significantly reduce the income tax burden for the buyer, whether they are an owner-occupier or an investor.
A prerequisite for this depreciation is that the property must have been purchased before the commencement of the renovation measures, as only the owner and commissioning party of the renovation are entitled to claim the depreciation. For rental properties, the tax-privileged costs can be fully depreciated over twelve years (8 years at 9% and 4 years at 7% according to §7h EStG). For owner-occupied buildings, the depreciation amount is reduced to 90% (10 years at 9% according to § 10f EStG).
Altötting is regarded as a hidden gem on the real estate market in the Munich metropolitan area. Thanks to excellent connections via the newly built A94, Munich is less than an hour away, while you still benefit from favorable property prices.
The district of Altötting is centrally located between Munich, Passau, and Salzburg, nestled amid diverse natural landscapes, and is home to Bavaria’s most significant pilgrimage site as well as the world’s longest castle. As a high-tech region, the district is part of the so-called Bavarian Chemical Triangle, one of Bavaria’s most economically robust areas. With major companies such as Wacker Chemie, Linde AG, OMV, and BASF, the region is also known as the “Silicon Valley on the Salzach,” making it a science hotspot and a showcase for Bavaria’s economic strength.
The “Haus an der Basilika” is situated in the best inner-city location in Altötting, directly adjacent to the Papal Basilica of St. Anna and only a few steps away from the Chapel of Grace – the center of the renowned pilgrimage site.
The neighborhood is characterized by historic listed buildings, the imposing basilica, and the Chorherrenstift of St. Rupertus with its expansive park grounds. Thanks to its central yet very quiet setting, all public facilities and excellent local amenities are within walking distance. Altötting’s train station is also reachable in just 10 minutes on foot. From there, it takes 1.5 hours to reach Munich’s city center or 15 minutes to reach Mühldorf, the nearest regional center. With direct motorway access to the newly expanded A94, Munich and the airport can be reached in under one hour.
This central location, with its attractive neighborhood, excellent infrastructure, and outstanding transport connections, meets all the criteria for top-tier location quality. The historic building is being completely refurbished and modernized in accordance with the latest technical standards.
The use of open-porous, natural wall surfaces with pure lime plaster indoors, combined with breathable insulation and a coarse-grained plaster façade, ensures a healthy and comfortable living environment.
