Where are we? Right in Munich’s center, on Maistraße – a street that has existed since 1824 – and the courtyard townhouse presented here, whose basic form dates back to 1896.

The so-called “Maihaus” is for the handful of people who do not want to buy into the ongoing gentrification of the state capital at the expense of locally traditional architecture. Instead, they invest in a valuable and sustainable, rare courtyard idyll, a meticulously maintained little piece of Munich, a gem with a pleasantly preserved patina.

Everything is in excellent condition: a former coach house with workshop was sustainably, biologically, and thermally renovated in 2000, completely rebuilt to new construction standards. Its urban location ensures an unusually good infrastructural connection with a variety of shops, culinary delights, and cultural attractions right at your doorstep—a rare combination of a residential environment with metropolitan atmosphere. The Isarvorstadt is one of the most lively central districts today. Maistraße, situated in a Gründerzeit neighborhood, has evolved into a trendy “city mile.” It is a sought-after residential area with historic charm and urban dynamism. Major public transport hubs at Sendlinger Tor and Goetheplatz are within walking distance (served by U1, U2, U3, and U6). By bicycle, you can reach all the main city hotspots in just 10 minutes.

The valid energy certificate rates the property as Class C. Because it is somewhat unusual, here is a detailed explanation of why this advertisement is presented both as a house and as a maisonette: It is a house. In the condominium declaration, it is defined as an “annex apartment.” In 1999, the owners of what is called the Maihaus, together with six other parties, formed a civil-law partnership (GbR) to purchase an entire site from a Munich brewery: two courtyard houses and a multi-story residential building right on Maistraße on a 750 m² plot. The Maihaus itself has a floor area of about 100 m², and the undeveloped courtyard totals 350 m². The condominium association transformed the previously sealed courtyard into a landscaped one through a complete renovation of the courtyard buildings – a project that was awarded by the city. The green inner courtyard is nominally common property (with the Maihaus accounting for 220.5 per 1,000th share), although naturally everyone enjoys and maintains “their” little corners.

In addition, the Maihaus owners have foregone their designated parking space in favor of the landscaped courtyard – so it is advisable to take over a parking space that is currently rented in a nearby multi-storey car park (note: adjacent spaces will only be available from 2026 after a planned underground garage renovation).

Finally, while the front building on the street is already equipped with fiber-optic broadband, the courtyard building is not (currently it only has a standard copper connection of 100 Mbit); however, a connection is certainly possible.
